Your monthly rate covers the site itself with full hookups — water and sewer included — plus trash, gated entry, fiber Wi-Fi, the free 24/7 laundry room, the dog park and use of the grounds. Electric is metered per site and billed separately, so you only pay for what you actually use.
How is electricity billed on a monthly site?
Each site has its own electric meter. We read it monthly and invoice you for your own usage at cost — no markup and no flat guess. A refundable electric deposit (typically $200) is collected when you move in and is applied or returned when you leave.
How does the background check work?
Every new long-term resident goes through a background check before move-in. It is a normal residency screening, it takes a short time to come back, and we will tell you exactly where you stand before you commit to anything or move your rig.
Is there a long lease, or is it month to month?
Monthly sites are billed month to month — you are not signing a year-long lease to live here. If you move in during the September special, your monthly rate stays locked at the tier you reserved through the rest of 2026 while you remain in the site.
