A few simple guidelines keep Gleneagles the kind of place our guests and residents love to come home to.
Licensor: Gleneagles RV Resort, LLC, a Texas limited liability company ("Licensor" or "Manager"), managing and operating the resort.

By completing payment and occupying the assigned lot (the "RV Site"), the undersigned guest ("Licensee") agrees to the following terms:
Monthly Guests: The initial term commences on the date specified in the payment agreement and ends one month later. Unless terminated by either party, it automatically renews on a month-to-month basis.
Weekly Guests: Commences on the date specified upon payment and ends one week later. Automatically renews week-to-week unless terminated.
Daily Guests: Commences on the date specified upon payment and ends one day later. Automatically renews day-to-day unless terminated.
Rates: Rates are specified dynamically on our booking website and are subject to change without notice.
Payments: All payments must be made digitally through the website portal. Fees are paid in advance on or before the Effective Date.
Auxiliary Charges: For monthly guests, auxiliary charges (such as electricity) will be billed via email and are due immediately upon receipt.
Late Fees: If service fees or utility charges are not received within one (1) day after the due date, a one-time $25.00 late fee plus a $5.00 per day running fee will be assessed until the balance is paid in full.
Security Deposits: If a security deposit is required, it will be returned within thirty (30) days of departure, contingent upon a clean RV site, a current account, and all fees paid. If a reservation is cancelled within two (2) days of arrival, the security deposit becomes completely non-refundable.
Temporary Address: Monthly Licensees may request a temporary resort mailing address.
Forwarding: Licensee agrees that they are fully responsible for setting up mail forwarding immediately upon termination of this Agreement.
Responsibility: Licensor assumes zero responsibility for collecting, holding, or forwarding mail post-departure.
Notice to Vacate: Licensor may terminate this agreement for any reason or no reason by issuing a Notice to Vacate. Licensee agrees to peacefully surrender the site within three (3) days of notice.
Refunds: If a site is peacefully surrendered under a standard notice, a prorated refund of unapplied fees will be processed.
Waiver of Notice: The three-day notice is waived if termination is due to an Act of Default (non-payment, criminal activity, rule violations, or falsifying application data), resulting in immediate expulsion without refund.
Background Checks: Licensor reserves the right to run background checks on any licensee, occupant, or guest over the age of 18 at any time. Anyone found to have been charged with a felony during their stay will be immediately ejected.
Policy Maintenance: Licensee must maintain a comprehensive insurance policy on their RV and all accompanying vehicles at their own sole expense.
Minimum Coverage: $50,000.00 in general public liability (including coverage for fire, theft, flooding, and damages caused by falling trees or limbs).
Proof of Insurance: Licensees must provide an updated copy of their insurance declaration page to the front office annually or immediately upon request. Allowing insurance to expire constitutes an immediate Act of Default.
No Landlord/Tenant Relationship: In accordance with Texas law, Gleneagles RV Resort is a service-oriented lodging business. This agreement represents a host/guest licensing arrangement for services rendered and does not establish a tenant/landlord relationship.
RV Ownership: Licensee affirms they own the RV occupying the site, can provide title/proof of ownership upon demand, and that the RV serves as temporary living quarters for recreational or seasonal use.
Texas Theft of Service Law (Texas Penal Code § 31.04(b)): Any guest who leaves without paying or who refuses to pay for site services/utilities when due is subject to criminal prosecution. Licensor will strictly prosecute all violations under this statute.
Indemnification: Licensee hereby indemnifies, releases, and holds harmless the Licensor, along with its officers, directors, employees, and agents, from any and all property damage, personal injury, claims, loss, or liabilities arising out of or related to the Licensee's use of the RV site and resort property.
Left-Behind Property: The resort is not responsible for any personal belongings left behind after check-out; left-behind property is subject to disposal, auction, or donation at Licensor's sole discretion.
Financial Liability: Licensee assumes full financial liability for any damage caused to buildings, meters, utilities, concrete pads, or grounds by themselves, their children, pets, or invited guests.
