We're at 16714 Gleneagle Drive North, Conroe, TX 77385 — just 3 minutes from The Woodlands and about 35 minutes north of downtown Houston.
From I-45, take the Hwy 242 / College Park Dr exit. If you're traveling southbound, use exit 79. If you're traveling northbound, use exit 79A. The park is less than 2 miles from I-45.
Regular sites start at $59/night (1–3 nights) and drop to $31/night for monthly stays (~$600/mo plus metered electric). Large sites start at $60/night and drop to $32/night monthly (~$650/mo). The longer you stay, the lower the nightly rate. There are no added taxes or fees.
Check-in is at 12:00 p.m. and check-out is at 11:00 a.m. Late arrivals are allowed until 9:00 p.m. in summer and 7:00 p.m. in winter. We recommend arriving during daylight hours since parking is easier.
Cancellations made 14 days or more prior to arrival receive a full refund. Cancellations made less than 14 days prior to arrival are not refundable.
Every site has full hookups — water, sewer, and electric — with both 30 amp and 50 amp service. Pads are level concrete built for big rigs and Class A motorhomes.
Yes. EV charging is available at every site, so you can charge your electric vehicle while you're parked. A separate nightly fee applies for EV charging.
Yes — resort-wide fiber Wi-Fi at every site, free and high-speed.
Yes. Pets are welcome — we just ask that guests clean up after them and keep them leashed on the grounds.
Yes. Our concrete pads are level, reinforced, and sized for big rigs with plenty of room to set up. We can accommodate extra-large rigs up to 47 feet with multiple slides.
All sites are back-in only. Regular sites are 20 ft wide by 65 ft deep. Large sites are 20 ft wide by 70 ft deep.
Yes. Monthly stays start at $600/month for Regular sites and $650/month for Large sites, plus metered electric.
Short-term stays booked through the website do not require a deposit — you simply pay during the reservation process. Long-term tenants pay a $200 electricity deposit, which is applied to the last month's electric bill. Any remainder is refunded to the card on file.
We accept credit cards and debit cards. Your card must be saved on file for automatic debit of rent and electricity bills. If you do not save a card on file, a $25 manual processing fee applies.
RVs must be 10 years old or newer, though we may make exceptions based on the appearance and condition of the RV.
There are no additional taxes or fees for standard stays. EV charging is billed as a separate nightly fee if you choose to use it.
We offer a dog park, free 24/7 laundry center, free high-speed Wi-Fi throughout the park, and gated entry. We do not have a swimming pool, clubhouse, fitness center, showers, or bathrooms.

Yes. Free commercial washers and dryers are available on site, open 24/7.
