Monthly RV Stays Near Houston: What to Know Before You Book

Monthly RV stays look very different from a weekend trip. Utilities, Wi-Fi reliability, mail handling, noise, commute times and the quality of the people in the sites around you all matter much more when you're settling in for 30, 60 or 90 days. This guide walks through what to evaluate before locking in a long-term RV stay near Houston, and how Gleneagles RV Resort in Conroe handles each.

Monthly rates and what's included

Our monthly rate is roughly $600/month for a Regular site and $650/month for a Large site, and that covers the site plus water and sewer. Electricity is metered separately and billed at the end of your stay. Metering is standard at any well-run long-term park because it keeps the rate fair whether you run two air conditioners in August or barely use power in December.

There are no taxes, resort fees or hidden surcharges on top of the rate. EV charging at your site and high-speed Wi-Fi are included. On-site laundry is free.

Shorter stays get tiered discounts that kick in starting on the 4th night — so a two-week stay is meaningfully cheaper per night than a long weekend, even before you reach the monthly rate.

Hookups, pads and big-rig fit

Every site at Gleneagles has full hookups: water, sewer, and 30/50-amp electric. Pads are level concrete — important for long stays because it keeps leveling stable, leaves no muddy spots after rain, and is easier on your tires than gravel.

Pull-throughs accommodate 40-foot-plus Class A coaches with slides and a tow vehicle. If you're full-timing or staying multiple months, ask about our quieter back-row sites when you call — we'll match you to a spot that fits both your rig and how you like to live.

Wi-Fi and remote work

Fiber-backed Wi-Fi reaches every site, with enough bandwidth for video calls, large file uploads, and streaming. We've made fiber a priority because remote work is now the norm for monthly guests, not the exception.

Even with good park Wi-Fi, we still recommend bringing a cellular hotspot as a backup — that's true at any park, and weather or a single bad cable can interrupt service anywhere. Both AT&T and Verizon have strong coverage in this part of Conroe, so a hotspot on either network works well.

Mail, packages and errands

We accept packages for registered long-term guests. Have packages addressed to your name with the resort address and your site number — that way our office can match deliveries quickly. For personal mail, most monthly guests use a UPS Store mailbox or a service like Traveling Mailbox; both are common across the long-term RV community.

Costco, H-E-B, Kroger, Target and a Walmart Supercenter are all within ten minutes. Conroe Regional Medical Center and several urgent-care clinics are nearby if you need them. Veterinary care is easy to find — guests with pets routinely use clinics in The Woodlands and Conroe.

Commute times to Houston

Downtown Houston is about 35 minutes off-peak via I-45. George Bush Intercontinental Airport (IAH) is roughly 30 minutes via the Hardy Toll Road. The Woodlands tech corridor and the ExxonMobil campus on I-45 are both under 15 minutes — which is why we see a steady stream of contractors and project-based professionals on monthly stays.

Plan around Houston traffic: I-45 southbound thickens around 6:30 a.m. and northbound from roughly 4 to 6:30 p.m. on weekdays. The Hardy Toll Road is almost always the faster route to IAH if you're catching an early flight.

Community, quiet and pets

Gleneagles is a gated, quiet park with mature trees — not a party destination. Monthly guests tend to be working professionals, retirees and snowbirds, which keeps the noise level low and the grounds tidy.

Pets are welcome. We ask that you keep them leashed and clean up after them — standard at any well-run resort. There's plenty of room to walk a dog without leaving the property.
